Anguilla’s south coast has a particular light in the late afternoon, when the sun drops toward St. Martin and the channel between the two islands turns the color of weak tea. It is along this stretch, on Rendezvous Bay, that Dream Dwell Realty is bringing a new gated villa community to market, a short walk from the only golf course on the island.
Rendezvous Bay is one of Anguilla’s longer beaches, a soft white curve on the southern shore where the water stays shallow and calm well past the point most waders turn back. The Aurora International Golf Club, laid out by Greg Norman, runs alongside it, and the villas sit a few minutes from the first tee on foot or by golf cart. Across the water, the hills of St. Martin fill the horizon.
The community is planned as twelve villas in two collections, set in two rows behind a security gate. Along the front, closest to the sand, are five Beach Villas. Each begins with five bedrooms, five baths, and a powder room across roughly 6,190 square feet under roof, and can take two further cottage suites to reach seven bedrooms. They occupy lots of around half an acre and carry a guide price of $10.5 million. Front-row availability is already limited, with two of the five released for sale and the rest reserved or held back.
Behind them are seven ocean-view homes, the Anguilla Houses, offered in three designs that run from four to five bedrooms. These begin near $4.95 million and open the same enclave to a wider set of buyers, with the same reach to the beach and the golf. Owners in both collections can add a garage, another cottage suite, or an elevator, shaping each house around the way they mean to live in it.
The architecture is low and contemporary, built around the outdoors. Renderings show flat-roofed pavilions under deep pergolas, walls of glass that fold back onto covered decks, infinity pools set into the terraces, and rooftop suites open to the sky. Mature planting screens each villa from its neighbor, and the interiors keep to the pale, quiet palette that has become the mark of new Caribbean building.
Around the residences, the plan lays out a resort’s worth of amenities. A private beach club sits on the sand, with a wellness spa, a fitness centre, a racket club for tennis and pickleball, a clubhouse, and a play area for children. The build is phased, the villas and beach club first, the spa and clubhouse to follow.
For an international buyer, Anguilla keeps the math simple. The territory, a British Overseas Territory named the top island in the Caribbean, Bermuda, and the Bahamas in Travel + Leisure’s 2025 World’s Best Awards, charges no income tax, no capital gains tax, and no estate tax on individuals. Non-resident buyers purchase through the Alien Land Holding License, the process by which Anguilla reviews foreign owners, usually over a few months.
“A buyer can take one villa or the whole row,” says Glenford Walters, principal of Dream Dwell Realty. “Some want the beachfront and the space for a family, others want the ocean view and the golf close by. What they share is that the beach and the course are a short walk from the door.”
