Ennismore Signs Delano Puglia for Adriatic Debut

Ennismore has signed Delano Puglia as its first property in Italy. That brings the Delano brand to the Adriatic coast in the historic port city of Monopoli. The new resort, developed in partnership with LIMM and Società Rinascimento Valori, is scheduled to open in 2028, introducing Delano’s distinctive blend of design and cultural energy to one of Italy’s most sought-after coastal regions.

Delano Puglia will be set on a secluded stretch of shoreline, surrounded by crystalline waters and rocky coves, with sweeping views of the Adriatic. The region of Puglia, long known for its whitewashed towns, historic architecture, and rich culinary traditions, has become a discreet alternative to Italy’s established luxury destinations. The arrival of Delano, a brand born in Miami and now present in cities including Paris, Dubai, New York, London, and Marrakech, marks a significant moment for the area and for Ennismore’s portfolio.

The resort will comprise 76 guestrooms, including 13 suites facing the water. Its design will reflect Delano’s signature elegance and style, with light-filled interiors, fluid transitions between indoor and outdoor spaces, and a natural palette inspired by the Mediterranean landscape. The property’s atmosphere is intended to celebrate artistic and cultural discovery, set against the rhythm of the sea.

Dining and social spaces will be central to the Delano Puglia experience. The hotel will include an all-day restaurant by Paris Society, two pool bars, a lobby lounge, and a bar modeled after the original Rose Bar in Miami. These venues are intended to create gathering places from day to night, while the resort’s wellness offering, The Source by Delano, will blend restorative practices with expressive movement across pools and dedicated spaces.

For events and gatherings, Delano Puglia will provide flexible indoor and outdoor venues designed for both relaxation and connection. Membership will give access to events and experiences planned by the brand, with the aim of building a network among guests who return to Delano properties around the world.

Phil Zrihen, Deputy Group CEO of Ennismore, said the project is a natural step for the brand and described Puglia as a place with “a rare balance of beauty, authenticity, and understated sophistication, making it an ideal setting for Delano’s refined resort spirit.”

Vito Liuzzi, CEO of LIMM, called the project “an important project for Monopoli and Puglia, revitalising a part of the city and unlocking a new and vibrant resort where local residents and visitors can enjoy the best of Pugliese hospitality.” He added, “Delano Puglia will be an icon in Puglia for years to come.”

The opening of Delano Puglia is planned for 2028. The magazine has also looked at Mandarin Oriental’s debut property in Thailand.

According to Ennismore, the resort will be immersed in a Mediterranean landscape defined by sea views and rocky coves. The project is the result of a partnership between Ennismore, LIMM, and Società Rinascimento Valori, each bringing experience in hospitality and development. The Source by Delano, the brand’s wellness concept, will include movement spaces, pools, and a program of activities that reflect the brand’s approach to restoration and expression. Flexible event spaces are planned to accommodate both private gatherings and larger social occasions, supporting the resort’s dual role as a retreat and a meeting place. The membership program is designed to connect guests with events and experiences at Delano properties worldwide, building a sense of community among frequent visitors. Ennismore says the design will use open, sunlit rooms and a palette of natural colors to create an atmosphere that’s both current and lasting.
